TRY AND REDUCE YOUR VACANT LAND TAXES

INFORMAL DEP WETLAND DETERMINATION REQUEST

THIS IS OPTIONAL FOR THE SELLER AND NOT A REQUIREMENT FOR THE SALE OF YOUR LAND, BUT A REQUIREMENT TO BUILD ON YOUR LAND

 

Why should you get a DEP determination?

 

1.    Should the land be determined as UPLAND, which is the opposite of WETLAND, the report will greatly enhance our chances of selling your land.

 

2.    An UPLAND determination will generally command a higher selling price.

 

3.    The report is public information and official, which is not the same as an independent evaluation. The results will be disclosed when selling your land.

 

4.   The DEP report will take out the uncertainty on the quality of your land, which relates to obtaining a building permit and associated costs to build on your land. 

 

5.   I have spoken to the Collier County Appraiser Mr. Lauren Rambaugh (239-774-8141) and he suggests that a vacant land owner may apply for a Wetlands Evaluation from the DEP which, according to him, could qualify for a reduction in their taxes if considerable wetland is found. He also suggested that this would considered on a case by case basis and that the findings of independent environmental companies could be considered too. Please call Mr. Lambaugh for more information on trying to reduce your taxes for wetland properties.  

 

ALL OF THESE PROCESSES TAKE TIME, SO BE PREPARED

 

 

The DEP should be able to perform this determination within a few months or less depending on their workload.

 

The form necessary to start the process is attached. If you choose to proceed, please sign the form, allowing access to your land, and fax or mail it back to me to fill in the particulars.
